sent them 3500.00 never heard from them again.david casas at AEM REAL ESTATE instructed me to send $3500 to ELITE ESCROW with the intent to cheet me. HE SAID HE HAD A BUYER FOR MY TIME_SHARE ------I SMELL SCAM BE CAREFULL OF THE WAY THE CONTRACT READS.DOESN't PROTECT THE BUYER.

  • I just filed a similar complaint about AEM REAL ESTATE and ELITE ESCROW and their Mexican Agent - Global Vacation System. AEM asked me to send their Mexican agent $995 for the Title Search which I did and a few days later, they asked me to send $2562. again to their Mexican agent for a "new" Foreign Investor Tax, which I hesitated to do. I have since discovered that is a total scam. Have a look at my report on Scambook and on Ripoff Report. BIG RED FLAGS EVERYWHERE !!

  • The transfer fees are required by your Resort and were included in your timeshare contract, which you signed when you purchased the timeshare. If you have a complaint about these fees it should be addressed to your Resort, as it is charging the fee specifying in both legal documents that it must be paid by the Sellers (Members/Assignors). We asked for a simple 1-sentence Addendum stating the Buyer or Seller could pay the fee. Verbally they state "anyone can pay the fee", yet they refuse to make it legal by providing an Addendum. Recently payment from a Buyer was refused, insisting on payment from the Member/Assignor, citing their legal documents (see below). The Resort won't accept other documents or modifications! Doesn’t everyone know that a phone call does not override a Contract -- only an Addendum does? Customers have also experienced the same when asking them for an Addendum! We suggest contacting your Resort to obtain an Addendum, realizing that if none is provided, you must pay the fee:

    While there are numerous versions of this Resort Contracts, they contain this or similar wording, usually in Clause 6 or 7 (entitled “Assignment”) of their timeshare Contract: 6.- ASSIGNMENT. This Contract can only be transferred or assigned by the Member with the written consent of the Company. Approval will be given only in those cases in which this Contract has been paid in full and all fees are current and upon receipt from Member of a transfer fee equal to five then-current Maintenance Fees. The new Member must sign a new Contract for Lodging Rights and Services for the remaining term of the original membership. The transfer fee shall be waived in the case of transfers to the Member's immediate family (parents, children and grandchildren) or heirs.

    The Assignment document created & required by the Resort states: 6. This Assignment is subject to acceptance by the Seller and receipt by Seller from the Assignor of the assignment fee...
