International boundaries

There are three things that attract companies to ESPACIO 1400 Biscayne Center: the low rate per square foot, the location, and the parking garage rate. (By the way, if they are charging you $50 per month for parking, you're getting ripped off--- they charged us $20/month). We had 40+ employees at the time, so being able to provide them with parking in downtown Miami was the determining factor in selecting 1400 Biscayne Center to be our first office space in the Miami market.

Espacio puts on a really good show to close you into signing. Maribel Goldar, the more attractive, tall, and slender of the two will sit you down in a nice office and treat you to some Nescafe. After moving in, tenants will learn that this will be the only time that Maribel Goldar will actually agree to speak with you face to face. After that, all tenants will have to deal with Diana Mancipe. Diana Mancipe is annoyingly short and stout with glasses. She walks with this loud "authoritative" HEAL-TOE-HEAL-TOE-HEAL walk as a defense mechanism.

Maribel will show you the floor plans that work with what you're looking for. During our introductory discussion my partner disclosed that we were a large group of 40+ employees and that we were a sales office--- so lots of RAH RAH and noise. We explained that the reason for needing a new office space is because we used to be in a small and quiet executive suite, which we moved into when we had only 10 employees. My partner blatantly told them we did not want to have any noise issues with any neighbors. Maribel put on her great sales smile and said "It won’t be an issue," and changed the subject immediately. How I wish I had a recorder with me--- because 3 months later we found out that ESPACIO added fine print in the contract that said any excessive noise could result in eviction and/or additional fines. Ethical business on Maribel Goldar's part, right?

Then we went to see the space, which the previous tenants were in the process of moving out of. This was not a smart move on Maribel Goldar's part, because it gave us an opportunity to talk to them and find out anything Espacio was hiding from us. I asked them, "So, did you like being here? What's the reason for leaving?" The tenant's response was short and sweet. "They're motherf*cking c*nts," he said, "but the space is unbeatable." He broke eye contact and carried on with moving furniture. We were in awe of the space because there were 8 individual offices in it with a big conference room, so we weighed the fact over the opinion.


Throughout the 6 months that we were there, there were constant noise complaints coming from the offices next to us, which was exactly what we were trying to avoid. The last thing we wanted was to tick anyone off. With all of the complaints from Espacio, my partner contacted management suggesting the idea of both parties breaking the Lease to relieve management as well as our neighbors of the issue.

One week later we received an EVICTION notice from Maribel Goldar and Diana Mancipe stating that we either needed to pay $10,000 and leave within 30 days or we would be sued.

Of course we did not receive any of our $5,000 deposit back--- Maribel Goldar claimed they needed $2,900 for paint and the rest for carpet and such. Anybody who is in real estate knows those are made up prices. They refused to show us any receipt copies to prove those costs.

My partner stopped in one week later to pick up any mail that may have come there for us. The front desk lady told him, "It's really funny, people still call and complain about your office even though you're no longer here." Goes to show how legitimate those complaints were.

We ended up moving to a building with an even cheaper rate per square foot, still in downtown on W Flagler St. We were pleased to find out that there are actual real estate companies in Miami that take care of their tenants. We have been in our new space for 2 months and have yet to receive any complaints.

Do not do business with Maribel Goldar and Diana Mancipe of ESPACIO MIAMI. It really isn't worth losing $15,000.
