Please be advised that we have consulted with Mr. Mark Shehata regarding his refund claim in the
amount of $895.00 and reimbursement of $800.00.
Mr. Shehata has informed us that this claim represents a demand for a refund of fees paid to stop the
auction of his property. You were negligent in providing your service. You waited until the last ten
minutes before the auction to request that he obtain more information from his partner. Clearly this
should have been done in advance of the sale date. Mr. Shehata had no choice but to cancel your services
on that date and seek this refund. His partner paid an attorney $800.00 to stop the sale.
Unless you dispute the validity of this claim or any portion thereof within thifty (30) days after receiving
this notice, the claim will be assumed valid. If you notify Mr. Shehata that the claim or any part of it is
disputed, Mr. Shehata will obtain and mail you a copy of a writing or verification evidencing the claim.
Please be further advised that if your obligation remains in default, without a dispute, further legal action
may be taken against you that could result in a judgment, which may include attorney fees and other
litigation costs. Accordingly, demand is hereby made that you remit full payment in the amount of
$895.00 plus $800.00.
Please forward certified funds in the sum of $895.00 plus $800.00 to the undersigned, made payable to
Mr. Mark Shehata.
Your anticipated cooperation is appreciated. Please respond to the undersigned in writing.
